Private company and brand name

Blocara Homeowner Assistance Trust is a private public-facing brand used by Blocara.org. It is not a government agency, public authority, nonprofit organization, charitable trust, bank, trust company, law firm, lender, loan servicer, title company, escrow company, or housing-counseling agency. The word “Trust” in the brand does not create a fiduciary, trustee-beneficiary, escrow, charitable, or attorney-client relationship.

No professional advice

Website information is general educational and marketing information. It is not legal, tax, accounting, mortgage, foreclosure, bankruptcy, insurance, investment, appraisal, engineering, environmental, or real estate brokerage advice. No foreclosure or tax-sale guarantee

Blocara does not promise to stop, postpone, modify, cure, reinstate, mediate, or otherwise alter a foreclosure, trustee sale, tax sale, redemption deadline, eviction, court case, code-enforcement action, or creditor process. Only the responsible institution, court, governmental authority, or authorized professional can confirm a change.

No mortgage assistance relief services

Blocara does not offer to negotiate loan modifications, forbearance, repayment plans, principal reductions, interest-rate changes, short-sale approvals, deeds in lieu, or other mortgage assistance relief services for a fee. Homeowners seeking those services should contact their servicer, a HUD-approved housing counselor, or qualified counsel.

Prospective buyer and assignment disclosure

Blocara or a related party may act as a prospective real estate buyer. A purchase agreement may permit assignment unless the contract states otherwise. If assigned, Blocara may receive assignment proceeds. The end buyer may be different from the original contracting buyer. A purchase price may be below potential retail market value because a buyer may assume condition, financing, holding, resale, and closing risks.

No agency or fiduciary duty

Unless a separate written agreement expressly creates a lawful agency relationship, Blocara does not represent the homeowner as a real estate broker, agent, attorney, financial adviser, fiduciary, trustee, or advocate. Blocara’s interests as a prospective buyer or contract assignor may differ from the homeowner’s interests.

Referral compensation and independent professionals

Blocara may identify independent attorneys, brokers, title companies, escrow providers, contractors, counselors, insurers, tax professionals, or other resources. Where lawful, Blocara may receive disclosed referral or transaction compensation. Referred professionals are independent, set their own terms and fees, and are responsible for their services.

No obligation and no guaranteed offer

Submitting information does not require the homeowner to accept an offer and does not require Blocara to make an offer. Any preliminary estimate or discussion is nonbinding unless included in a fully executed written agreement. Property value, title, condition, debt, authority, and closing feasibility remain subject to verification.

Fair housing and nondiscrimination

Blocara supports fair housing and does not make property-service decisions based on race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, or another characteristic protected by applicable law. Property and transaction facts may be considered where lawful and relevant.

Advertising and testimonials

Illustrations, examples, timelines, savings, values, and case descriptions are not guarantees. Testimonials, if used, reflect individual experiences and may not represent typical results. Sponsored content, paid advertising, retargeting, and affiliate or referral relationships should be identified where required.
